How to use and share your Pellucis report
Your report is a tool for decision-making. These practices help you get the most out of it—before you sign, and when you share it with professionals.
Using Your Report
Start with the assessment
The assessment badge and opening paragraph tell you the outcome and the main exposure. Read these first. If the assessment is Negotiate, note the quantified amount and basis—this is the lens for the rest of the report.
Use inversions as a checklist
"What Pellucis Looked For and Did Not Find" lists document gaps and what to do before closing. Each inversion includes a recommended action (e.g., require a reserve fund study, retain an envelope consultant). Treat these as a pre-closing checklist.
Cross-reference the dimension ratings
The Pellucis Assessment table at the end summarizes Financial Health, Property Condition, Governance, and Overall. If a dimension is Monitoring or Concerning, revisit that section in the narrative for detail.
Sharing With Professionals
Reports are designed to be shared. PDF is the standard format for sending to your real estate agent, lawyer, or mortgage broker.
With your lawyer
Share the full report. Highlight the Inversions section—these are the document gaps your lawyer may want to address in the conditions of sale. The negotiation amount (when present) can inform conditions around purchase price adjustment.
With your mortgage broker
The Financial Picture and governance table are most relevant. Reserve runway, arrears, and debt structure affect underwriting. Share the report if the broker needs to understand strata/co-op financial health.
With your real estate agent
The assessment and negotiation amount give your agent clear parameters. The Full Picture (strengths and concerns) provides talking points for negotiation strategy.
Pellucis Agent (Planned)
We are building a feature that lets you highlight any section of your report and receive suggested prompts from the Pellucis agent.
Coming soon
Select a paragraph, inversion finding, or data table cell, and the Pellucis agent will suggest follow-up questions, prompts for your lawyer, or clarifications you can ask the seller. This helps you turn findings into actionable next steps without leaving the report.
