Quick start

Web-based. No API key.

  1. Sign in or create an account — Go to Lab or Dashboard
  2. Start a new review — Click "New Report" and select your jurisdiction (BC, Ontario, or Alberta)
  3. Upload your package — Drag and drop or select your status certificate, strata package, or co-op disclosure. Include financial statements, meeting minutes, reserve studies, and any other documents provided
  4. Submit — We begin analysis immediately. Your review is typically delivered instantly

What we need

Minimum: financials + meeting minutes. For full analysis, include:

  • Status certificate / strata Form B / co-op disclosure
  • Most recent financial statements
  • Annual budget
  • Reserve fund study (if available)

Ontario status certificate

The full package: status certificate, financial statements, budget, reserve fund study, meeting minutes (AGM and board), insurance certificate, bylaws, rules. If your lawyer or agent gave you a ZIP or folder, upload all PDFs inside.

BC strata package (Form B)

Form B, depreciation report, financial statements, budget, AGM minutes, council minutes, insurance certificate, bylaws, rules. Include any engineering reports or capital project documents.

Co-op disclosure (Ontario / Alberta)

Disclosure package, financial statements, housing charge budget, reserve fund study, meeting minutes, insurance certificate, bylaws, occupancy agreement. Include board meeting minutes if provided.

Common questions

What's the maximum file size?

Standard upload supports packages up to 50MB. For larger packages, see Uploading Large Files —you can email us or split your package, no coding required.

Can I upload multiple properties at once?

Each review is one property. For multiple properties, start a new review for each. You can track all your reviews in the Dashboard.

How are my documents stored?

Documents are processed securely and handled in accordance with our privacy policy. Your data stays yours. We do not share your documents or reports with third parties.
