Read

Upload the lease (and amendments) and export your own ledger — rent roll, arrears, maintenance. Quoin extracts the renewal-critical terms and groups amendments in order. No system access required.

Decide

The critical-date engine computes every notice window from the clause. Edge cases — an option already exercised, a default that voids it, a holdover — are detected and flagged, never auto-resolved.

Draft

Two outputs generated: an internal Fact Brief with your leverage, and a sterile external notice with only the legal trigger and dates. The brief’s data never reaches the notice.

Approve

You review each field against its source clause, then approve. The notice becomes a ready-to-file document; the approval is logged against the exact version. Quoin never serves the tenant.
